If customers have average or even high income but fail to pay at once for housing, cars or marriage, they will not always have enough money. Understanding such potential customers, banks rush to offer spending loans. To know more about this tendency, we interviewed Mr. Tran Vu Phuong who is Vice General Manager in charge of DaiABank business.

DaiABank allows flexible principal payments from customers.
- Please inform us with credit status of DaiABank in the first month of the year. What portion do spending loans take in total loans offered by DaiABank?
- In the first months of 2010, credit disbursement in banks was slowed down due to 3 reasons. Firstly, customers are considering economic fluctuation to decide their investment. Secondly, they consider the interest rates. And, thirdly, the government has stopped supporting interest rates of banks. We orient to become a modern retail bank; therefore, spending loans are prioritized at 20% of total loans balance. The percentage is projected to increase to 25% by the end of 2010. The bank also indirectly contributes to real estates market by those loans that concentrate on personal needs including spending, healthcare, ceremonies, education, and housing.
Currently, DaiABank has linked up with prestige real estates agencies to offer loans up to 70% of total costs and 15 years of time. Namely are projects of EverRich in District 7, Ho Chi Minh City of Phat Dat Company, and projects in Dong Nai of Thong Nhat Company.
- What conditions should customers need to acquire spending loans?
- Customers of all loans do wish that the loans are satisfactory to their demands. Understanding this, DaiABank offers competitive loans with favorable interest rates and flexible principal payments. Consumer can negotiate for their best demands. Besides, the bank increasingly reduces procedures to please customers. - Why does DaiABank still neglect mortgage loans that many other banks have launched to customers with great potential?
- To widen mortgage loans, banks must have modern system to manage risks during its operation. Meanwhile, we are facing difficulties in collecting exact information of customers’ income to offer mortgage loans. Now, in term of technology, we are building to be more modern and meet strict requirements of risks management. DaiABank will launch those products including both credit and mortgage to better adaptive to customers’ needs. At the same time, DaiABank promotes linked mortgage loans with agencies, unions, and economic institutions.
